Q. What is the asking price?

Ans: with so many discussions, counter offers we have decided to sell it at 23Cr. Negotiations depend on payment terms. Govt taxes need to pay at actual.

Q. What is the land area and construction area?

Ans: the plot area is 1172 sq.mt. (12,615 sq.ft.) and constructed built up area is 1737 sq.mt. (18,697 sq.ft.)

Q. Who are the clients here?

Ans: we have almost 15% locals, 20% tourists, 10% casino, and the rest 55%  corporate clients.

Q. Can I ask which is the nearest beach from this hotel?

Ans: Yes, Coco beach is 9 min reachable and candolim beach is 15 min reachable.

Q. Is it a beach-touch hotel? 

Ans: NO, it’s not. We are not looking for seasonal business. Beach touch hotels are closed for almost 4 months so considering this possibility while buying land we have decided to make it non-seasonal evergreen which gives us everyday (sale) business.

Q. What is the current monthly sale?

Ans: even during lockdown we are doing 12L to 13L business per month. We have some extra add-on activities which will generate another 5L to 6L revenue. So you can expect 17L to 20L monthly revenue.  And considering all the expenses approx 5L to 6L we can expect 10L to 14L average profit. That means approx 7% to 9% returns on your investment.

Q. Is your current team continuing with us or I need to hire a new one?

Ans: You can continue with this team as they all are set now and without losing a single day you can start earning the profit.

Q. What is average pricing for rooms?

Ans: purposely we kept it below INR 3000 or less to assure occupancy and stable business. It’s in the budget hotel category.

Q. What are the client’s feedback and reviews?

Ans: already posted few reviews and testimonials here, almost every client is super happy with the treatment, ambience and food. You can verify all these reviews on Google, OYO, Goibibo and other hotel portals.

Q. If this is the case then why are you selling?

Ans: I know; you will ask me this question. Due to some family problems we are selling this hotel. We are based out of Pune with a primary real estate business (and not from hotel business)

Q. Is there any ongoing loan on the property?

Ans: NO. 100% possession and title with us only.

Q. How many car parks are there?

Ans: we have approx 14 car parks with ample open space which will help to park another 10 cars.

Q. Are there any extra charges for furniture and fittings?

Ans: You don’t have to pay anything extra for furniture and fittings.

Q. If I wanted to go for a home loan then which is the preferred bank?

Ans: this project has already got approved by SBI, Canara and HDFC bank so you just need to submit your KYC and financials and you will get immediate disbursement with the best rate of interest possible as per your profile.

Q. Is there any negotiation possible?

Ans: Yes but it’s slightly negotiable. I prefer a downpayment client rather than a client going for a loan. For both the cases the negotiation criteria is different.
